“32 Sampsonievsky” is a business-class residential complex in the Vyborgsky District of St. Petersburg, a five-minute walk from the Bolshaya Nevka Embankment and the Petrograd Side. The project is being developed by Legenda Intelligent Development. The architectural concept for the neighborhood was developed by the Evgeny Gerasimov & Partners architectural firm and is inspired by the aesthetics of the Roman Theater of Marcellus and early 20th-century Italian architecture. Three buildings ranging in height from 6 to 10 stories form a dynamic silhouette with a distinctive cascading facade. The complex features a collection of custom floor plans—more than 100 layouts for 590 apartments.
A dedicated kindergarten is available for the youngest residents, and the ground floors house 38 commercial spaces for shops, cafes, and service providers. Just a few minutes’ walk from the complex are the Vyborgskaya Metro Station, Vyborgskaya Embankment, Sampsonievsky Garden, and Peter the Great Botanical Garden. Walks along the Bolshaya Nevka, morning coffee at the “Brut” restaurant, and the green park spaces create a comfortable living environment in one of the most picturesque parts of St. Petersburg’s Vyborgsky District.
The complex will be commissioned in the fourth quarter of 2026, and keys are scheduled to be handed over in the second quarter of 2027.
