The first quarter of 2026 was the toughest the market has seen in the past nine years. Whitewill is bucking the trend: in the first week of April alone, we closed RUB 6 billion in sales—half in the UAE and half in Moscow. We completed an RUB 875 million deal at Stella di Mosca. We also sold a 5,000-square-meter land plot in Barvikha—one transaction alone covered the annual operating costs of our country homes division. We added two more industry awards to our collection, taking first place with Tekta Group and Pioneer for the seventh consecutive year, once again without close competition. At the same time, we're preparing a major celebration at Luzhniki to mark Whitewill's 10th anniversary.
We kicked off the month at full speed, closing RUB 1.8 billion in sales at Lavrushinsky. Next came a deal at Carré Blanc—no price disclosed, but those who know the market know it was a major one. Then came the third headline transaction: a RUB 1.7 billion penthouse at Russian Seasons. At over RUB 6.2 million per square meter, it set a new price record for Moscow—and once again, it was a Whitewill deal. We also added more awards to the collection: top honors from Optima Development for Prime Park and recognition from Sminex as its top sales partner. In Oman, we closed a record-breaking $4.5 million deal for a client from the Czech Republic, who never even had to fly in. We also received our first award from Adanté, recognizing Whitewill as the top sales partner for its flagship project. By the end of March, the team had completed 120 transactions totaling RUB 13.7 billion. Russia accounted for 70% of the volume, with the Middle East contributing the remaining 30%. March 2026 outperformed March 2025 by 15%.
The team completed an RUB 826 million deal at Knightsbridge Private Park and is already preparing another transaction worth half a billion rubles in the same project. AEON recognized us as its top sales partner of the year with its signature yellow car award, while we continue to hold the leading position at River Park Kutuzovsky. MR presented us with two awards: one for overall sales leadership and another for being the top sales partner at the ONE tower. Our lead over the market is becoming hard to ignore. By the end of February, we had closed 145 transactions totaling RUB 11.4 billion. Moscow accounted for 58% of the volume, while the Middle East contributed 41%. The markets are alive. There's no frenzy, no panic—just business as usual.
Our first sale came on January 2 at ONE. While most people were still finishing their holiday celebrations, we'd already crossed our first billion rubles in sales. The year was off to a flying start. Then came more good news: Whitewill ranked #1 among Cian's top real estate professionals in Moscow and the surrounding region. We've held the top position at Sber City since sales first launched, just as we have with dozens of other developers. While the market catches its breath, we're keeping the momentum going. By the end of January, we had completed 125 transactions worth RUB 8.2 billion. For what is traditionally a slow month, that's a solid result. Moscow and St. Petersburg accounted for 54% of the volume, while the Middle East delivered 46%. February has to be even stronger. We're building momentum—and just getting started.
We closed our first resale deal in St. Petersburg, helping the client sell their apartment for more than expected. At the Moscow office, we put up the Christmas tree, gave our gong horse a Santa hat, and celebrated the New Year. We also hosted a dinner with the top-performing brokers from Moscow and the UAE. Absolute awarded us as the top sales partner for Luzhniki Collection—our third consecutive year in first place, having sold 15% of all residences in the project. We entered 2026 debt-free and with record December sales.
We moved into a new office in Abu Dhabi after an investment firm bought our previous space and doubled the rent. The renovation wasn't cheap, but it will pay for itself quickly. Together with Grebenyuk's consulting team, we completed an operational audit of our Moscow office. The verdict: healthy overall, with room for fine-tuning. We'll be placing more emphasis on performance metrics and call reviews. We also closed the first sale at ONE. November finished with 187 transactions totaling RUB 11.4 billion. Meanwhile, Oleg Torbosov's resale deals at Bluewaters are setting records and are on track to generate more revenue than the core business.
We set a new single-day sales record, closing 41 transactions worth RUB 3.6 billion—all on the final day of October. We received another award as Prime Park's top sales partner, maintaining our leadership in the project for five consecutive years. We also ranked #1 in premium new development sales for Samolet. Our Oman office celebrated its first anniversary, having completed 120 transactions worth $39 million in its first year. And we made Property Finder's Top 10 for both listing quality and lead response performance.
September's biggest milestone was the opening of our St. Petersburg office, where we've already begun closing our first deals. With that, we're ready to take on Russia's second major real estate market. We wrapped up the summer season with our traditional dinner, bringing together the top-performing brokers of the season, Oleg Torbosov, and the company's leadership team. We hosted the same event for our highest-performing colleagues from the UAE. Oleg also held a workshop for the Moscow team on shooting and editing high-quality property photos using a smartphone.
After setting a new sales record in April, we celebrated with our 17th team trip together—this time in Turkey. We also hosted a corporate event for our partners at Aton to discuss future collaboration. Back in Moscow, we received another award as the top sales partner for NOVA in Ramenki for 2024. We also launched a new Telegram channel dedicated to rentals, featuring authentic photography and standout copy.
Oleg Torbosov spoke at the launch event for ONE, the new Moscow City tower set to become the tallest residential building in Europe. We completed the fit-out of our new office in Muscat and are now welcoming clients into sea-view meeting rooms. Oleg also hosted a dinner for our top-performing partners of the first half of 2025. We ranked #1 in sales for Turgenev in 2024 and received another award from MR for outstanding sales performance in the first six months of 2025.
We organized a 10-day interior design intensive for our brokers in partnership with five of Moscow's leading design studios, creating new opportunities for future collaborations. Oleg also hosted a dinner with the company's leadership team and the top-performing brokers of the spring, who together closed RUB 12 billion in sales across March, April, and May. He also attended the St. Petersburg International Economic Forum (SPIEF) for the first time as an invited speaker and met with followers in St. Petersburg.
Oleg returned to Moscow for the summer, and we continued our tradition of hosting a dinner with the agency's founder for the brokers who delivered the strongest sales results over the winter season. We discussed market trends, shared updates, and spent the evening together in an informal setting. We also received Pioneer’s award as its top sales partner for 2024 and unexpectedly ranked among Cian's Top 3 agencies by listing views in April.
Our private estates team completed the largest residential transaction ever closed in Moscow, helping a client acquire a residence near the Kremlin for RUB 4.5 billion and setting a new market record. We also received four more top sales awards from LEGENDA, FSK, Absolute Premium, and Hutton. At Hutton, we've held the #1 position for five consecutive years—and we're not planning to give it up. The month ended with 141 transactions totaling RUB 17.3 billion.
We welcomed spring with a private dinner in Dubai for holders of Whitewill phantom shares at a Michelin-starred restaurant overlooking the sea. We received Sminex's gold bar award as its top sales partner for 2024, along with another #1 sales award from Dominanta. Oleg also released his third book, The Journey of an Agency, Volume 2.
After setting a monthly sales record in November 2024, we rewarded our top brokers with a company-sponsored getaway to Muscat in February. We relaxed by the sea, explored local developments, and recharged for the next round of major deals. Our trophy collection also grew with another milestone award from Sminex, recognizing more than RUB 20 billion in sales. Oleg also hosted his annual dinner for Whitewill's phantom shareholders.
We kicked off the year in Dubai with a vibrant celebration at Bluewaters, where Oleg looked back on 2024 and shared the company's plans for the future. January is usually one of the quietest months for sales, but this time it became the strongest January in Whitewill's history. We closed 110 transactions worth RUB 8.9 billion—40% more than in any previous January.
In 2024, we completed 2,530 transactions worth RUB 165 billion across all of our markets—far outpacing our competitors. December brought the largest rental deal in the history of our Moscow leasing department: a family residence in Khamovniki rented for RUB 4 million per month. Our London office also set a record, selling a six-story townhouse in Chelsea for RUB 4.2 billion. Oleg hosted the traditional autumn dinner for the top-performing brokers from Dubai and Moscow, and we wrapped up the year with Whitewill Comedy Night, featuring well-known comedians and a spectacular live show.
We expanded our team by hiring Mandarin-speaking relationship managers to strengthen our partner network. At a real estate exhibition in Shanghai, we signed 50 partnership agreements with Chinese agencies, which have already begun referring clients interested in buying property in Dubai, London, Miami, and Oman. We also hosted a gala dinner and Whitewill presentation for members of the Lamborghini Club in Muscat.
At the end of October, Whitewill expanded into Oman with the opening of a new office in Muscat. We registered the business and assembled a strong team of experienced local brokers. For now, it's still a blank canvas—but Oleg Torbosov will soon transform the space with Whitewill's signature interior design.
We partnered with the NeForbes conference, creating a Hawaiian-themed coffee bar complete with branded surfboards and information about our partnership program. We also received two awards from Pioneer: the #1 sales partner for the first half of 2024 and recognition for surpassing RUB 7 billion in sales.
Moscow's leading luxury developer, Sminex, presented us with a milestone award for surpassing RUB 10 billion in sales—the first agency ever to reach that mark. We also received #1 sales awards from AEON Development and Sense for our 2023 performance.
Whitewill Sensation returned bigger than ever, taking over the open-air stage at Luzhniki. More than 800 guests joined us, including partners, developers, bankers, architects, clients who purchased high-value homes in 2024, and the entire Whitewill team. This year's headliners were the iconic Russian pop bands Otpetye Moshenniki and Rуки Вверх! Earlier that month, we also celebrated another company sales record with a team retreat on Turkey's Mediterranean coast, led by Oleg Torbosov and joined by our top-performing partners.
In May, we renovated and refreshed our Moscow City headquarters. Our Country Homes team also moved into a new branded office twice the size of the previous one. Meanwhile, the London team relocated to a new office just steps from Hyde Park.
In April, we closed 225 transactions totaling -21.1 billion ₽ or $230 million, a new record for the company. Among the landmark transactions was the sale of 62 apartments in the Severny Port project on the bank of the Khimki Reservoir. And the commercial department was pleased with its first professional award — we demonstrated the highest retail sales volumes in Moscow projects of Strana.Development company.
Just over a year after opening our Abu Dhabi office, we ranked second in sales for Aldar, the government-backed developer responsible for much of the city's skyline. Along with the award, Aldar presented us with a AED 500,000 bonus, which we shared among our top-performing partners. The Moscow office also had a remarkable month, receiving two awards from Pioneer—#1 sales partner and Best Partner—as well as top sales awards from FORMA, Sminex, Level Group, Sum of Elements, and Hutton Development.
At the end of the month, we celebrated our record December sales with a company trip to the Maldives alongside our top-performing partners.
We received another #1 sales award from Absolute for our performance at Luzhniki Collection, one of Khamovniki's premier residential developments, where we continue to lead the market by a wide margin. Our resale team also completed several transactions with Chinese buyers thanks to our Mandarin-speaking brokers. February added another RUB 11.4 billion to the company's sales volume.
We celebrated the New Year with our Dubai team at a resort-style party featuring Egor Kreed as the headline performer. Sun, sand, palm trees, and the sea made for a very different kind of corporate celebration. Meanwhile, our London office completed an express transaction, selling three apartments worth £2.7 million in just 15 minutes.
Our 2023 results: RUB 161 billion in property sales and 2,700 completed transactions across all markets. Moscow accounted for 51% of total sales, doubling year over year. Dubai contributed 38%, maintaining its strong momentum, while London, Miami, and Abu Dhabi together represented the remaining 11%.
We added another #1 sales award to our collection—this time from Sminex. With RUB 5 billion in sales, we finished comfortably ahead of the competition. The second- and third-ranked agencies each closed just over RUB 2 billion, while another seven agencies barely crossed the RUB 1 billion mark.
Our record price per square meter lasted exactly one month. In December 2023, top partner Nadezhda Kuznetsova sold a residence at Armani/Casa for RUB 872 million, setting a new benchmark of RUB 3.6 million per square meter. And that wasn't the only record. We also completed the most expensive residential sale in Whitewill's history: a luxury penthouse in Presnya for RUB 1.2 billion. December 2023 became the strongest month the company had ever seen, with total sales reaching RUB 22.4 billion—the first time we had surpassed the RUB 20 billion mark in a single month.
We expanded our presence in the UAE by opening a new office in Abu Dhabi, located in a modern tower on Reem Island. We established our local company, opened corporate bank accounts, hired an experienced managing director who had lived in the capital for 13 years, and began building the team.
We leased a spacious office in Brickell, Miami's premier business district, where we planned a full Whitewill-style fit-out featuring moldings, gray walls, and our signature interior design. We also obtained our brokerage license and began recruiting local agents.
Alongside the Miami launch, Oleg hosted the company's traditional quarterly dinners with Whitewill's top-performing partners in both Moscow and Dubai.
We also celebrated our 12th company retreat, traveling to Turkey to mark June's record-breaking performance, when the team closed RUB 14 billion in property sales in a single month.
We completed our first transaction in Miami, selling an apartment at 330 Sunny Isles. The deal was closed through a partner brokerage, as we were still waiting for our brokerage license. Under U.S. regulations, residential property transactions must be handled by a licensed broker.
Launching in the U.S. required more than opening an office. Because the Whitewill brand could create challenges in the American market, Oleg decided to introduce a new name specifically for the U.S. business. Using AI, we developed the name Wiseway—keeping the familiar double «W» while creating a brand tailored for the American market.
In June, we also hosted another edition of Whitewill Sensation, bringing together Moscow's leading developers, architects, bankers, and business partners. Around 700 guests joined us to celebrate Whitewill's latest achievements, hear about our ambitious plans for the future, and connect with one another. The evening featured live performances by Basta, Anton Tokarev, and Ivanushki International.
While Oleg Torbosov was exploring the U.S. and selecting the best city for our American expansion, the team reached the Top 20 sales partners for Dubai developer Meraas in 2023. Back in Moscow, we once again ranked as Pioneer's top sales partner—our third consecutive year in first place.
May also brought a new company record for the highest price per square meter ever achieved: RUB 2.45 million for a designer penthouse overlooking Chistye Prudy. We wrapped up the month with our 11th team retreat, staying at the luxury Cullinan Belek resort on Turkey's Mediterranean coast—one of Oleg's favorite hotels anywhere in the world.
Whitewill expanded the map of its company retreats beyond Turkey and the UAE, adding Zanzibar to the list. The team spent nearly a week on the shores of the Indian Ocean, celebrating an outstanding winter of record-breaking sales.
Whitewill's mortgage team achieved a new company record, completing 24 mortgage transactions in a single month—effectively signing a mortgage agreement every working day. Over five years, the department has completed 583 mortgage deals totaling more than RUB 24 billion.
We opened the year with an exceptional awards season, taking the #1 sales position for 2022 with Pioneer, Inteko, Optima Development, Absolute, Renaissance, BAL Development, Stone Hedge, Insigma, Center-Invest, MR Private, Valartis Group, Level Group, and Vesper.
