The project is being built on the site of the city's oldest enterprise - St. Petersburg Macaroni Factory, founded back in 1914. The developer is Vertical Group, founded in 2021 and already known for the clubhouse "Heritage". The architectural concept was developed by the Intercolumnium studio of Evgeny Podgorny, and the design concept by the bureau of Anastasia Zaitseva.

The complex consists of ten buildings from 10 to 12 floors high, united into ten parades. The total area of the project is almost 23,000 square meters. In total, there are 505 residences in the building. The residential quarter combines the chamberliness and privacy of the old neighborhoods of Moskovsky district with modern author's architecture. Construction began in the first quarter of 2025, and commissioning is scheduled for the third quarter of 2027.

Who is the developer of the Noble residential complex and what class of real estate is it?

"Znatny" is a business class residential complex by Vertical Group. Founded in 2021, the company has already realized the clubhouse "Heritage" and is now working on the second project in the Moskovsky district of St. Petersburg, on the territory of the St. Petersburg pasta factory of 1914. The volume of investment in the construction amounted to 7,000,000,000,000 rubles. The architectural concept was developed by Evgeny Podgorny's Intercolumnium studio, and the design concept by Anastasia Zaitseva's bureau. The complex is among the nominees for the prestigious architectural award "Golden Trezzini" 2025.

How many apartments are in the complex and what is their size?

The complex consists of ten buildings with height from 10 to 12 floors, in which there are 505 residences with a total living area of about 23 thousand m². The project offers different apartment formats: from studios of 25 m² to spacious four-room residences of 121 m². Ceiling heights start from 2.9 meters, filling the interiors with a sense of air and space.

What kind of finishing is provided in the apartments of Residential Complex "Znatny"?

The apartments are handed over with pre-finishing: walls and ceilings are plastered, floors are leveled with screed, window units and entrance doors are installed. Residents can start finishing at once, without wasting time on rough work. For those who want to move in immediately after receiving the keys, apartments with full finishing and furnishing are available.

What engineering systems are installed in the house?

The water in the complex undergoes four-stage purification and becomes safe to drink right from the tap. The system "smart house" and "smart apartment" allows to control lighting, heating and other engineering systems remotely from a smartphone. On each floor there are split-shafts - special technical niches for installation of air conditioners, which allows to install split-systems without removing external units to the facade and without risk of damaging the architecture of the building. All engineering systems are equipped with automated remote data collection from meters - there is no need to transfer readings manually.

Does the complex have parking and storage rooms?

Yes, there is a parking lot for 270 parking spaces on the underground level. There are 15 places with charging stations for electric cars, so owners of eco-friendly vehicles will be able to charge their cars right in the parking lot. There are also kellers for storing seasonal items and sports equipment.

What kind of infrastructure is there inside the complex and nearby?

The first floors of the complex include an 80-seat public daycare center and a mini-market for everyday shopping. For residents inside the building there is a co-working space, meeting room, neighborhood library, coffee shop and children's playroom. School #703, kindergarten #46 and St. Petersburg State University of Economics are within walking distance.

How is the territory of the complex "Znatny" landscaped?

The yard is completely closed to outsiders and free of cars. The landscaping is made with the use of geoplastics: artificially created smooth hills and lowlands make the landscape lively and natural. Trees and shrubs are planted in the yard, walking paths are laid out, a playground and recreation areas for adults are equipped - a whole park right in your own yard.

What is the uniqueness of this residential complex?

"Znatny" is a rare example of careful rethinking of St. Petersburg's industrial heritage. The territory of the St. Petersburg pasta factory, founded in 1914, turned into a modern residential neighborhood with its own school and kindergarten a century later. At the same time, the architects preserved the historical character of the place: brick facades, arched passageways and industrial accents in the lobby design.
