“Svetoch” is a premium art cluster developed by RBI on Bolshaya Pushkarskaya Street, in the heart of the Petrograd Side. Five buildings of Otto Kirchner’s former bookbinding factory from the late 19th century are being restored according to pre-revolutionary blueprints: the red-brick facades and the tower with a spire at the intersection of Bolshaya Pushkarskaya and Liza Chaikina Street will restore the neighborhood’s Art Nouveau architecture and distinctive features. The factory was once the face of the neighborhood, and today the “Svetoch” Residential Complex is restoring the architecture’s lost features. The redevelopment project is breathing new life into the former industrial space while preserving the legacy of its factory past. The art cluster concept is rooted in the ideas of art, growth, and knowledge.
The complex features 119 units ranging in size from 19.7 to 218.4 m²—from compact studios to duplexes. The apartments will be delivered with pre-finishing, which is rare in the premium real estate market. The factory survived a revolution and a war but has retained its original appearance. After nationalization, some of the buildings were designated as cultural heritage sites and are now protected by the state. The complex features a library with a biofireplace, a coworking space, a fitness center, a spa complex, and a private parking garage with 13 parking spaces.
Nearby are the Boris Eifman Dance Academy and three metro stations: “Sportivnaya,” “Chkalovskaya,” and “Gorkovskaya,” and the city center is also easily accessible by car.
The complex is scheduled for completion in the second quarter of 2029.
