“Novaya Zemlya” is a comfort-class residential complex developed by Legenda, a company that has been active in the real estate market since 2010. The company has dozens of completed projects to its credit, including “Legenda Komendantskogo,” “Legenda Geroev,” “Severny Port,” and “Institutsky, 16.” The architectural concept was developed by the B2 studio.

The “Novaya Zemlya” residential complex consists of monolithic buildings ranging in height from 11 to 17 stories. The project includes a total of 1,887 residences. The complex offers studio apartments ranging from 19.6 m² in size, one-bedroom apartments starting at 32.2 m², and two-bedroom apartments starting at 59.2 m². Some apartments feature panoramic windows overlooking the Gulf of Finland.

The apartments are delivered unfinished, giving residents complete freedom to implement any design ideas they wish. Units with developer-provided finishes are also available.

The facades of the “Novaya Zemlya” Residential Complex are constructed using a ventilated system: a wall structure of large-format aerated concrete blocks is supplemented with a layer of mineral wool and cladding made of aluminum composite panels. This design ensures energy efficiency and a comfortable indoor climate in the apartments. Provision has been made for the installation of individual air conditioning systems.

Residents have access to an underground parking garage with 1,155 parking spaces, as well as an outdoor guest parking lot. The parking garage features individual storage lockers for seasonal items and sports equipment.

The “Novaya Zemlya” residential complex is located on the reclaimed land of Vasilyevsky Island at 13 Nevskaya Guba. The nearest metro station, “Primorskaya,” is a 12-minute walk away. Pulkovo Airport is just a 25-minute drive away via the Western High-Speed Diameter, and the center of St. Petersburg is about 20 minutes away.

The “Novaya Zemlya” residential complex, developed by Legenda, is scheduled to be completed in the fourth quarter of 2028. The project is being implemented under a shared equity agreement using escrow accounts. The construction excavation has been completed, and monolithic work is underway.
