“Avant” is a premium-class loft complex on the Petrograd Side. The project covers 3.7 hectares and was designed according to the “city within a city” concept. The architectural firm “Lipgart Architect” reimagined the industrial heritage of the early 20th century and created three distinct buildings.
“Fabrik” is housed in the buildings of the renovated Erich Mendelssohn factory. It features two-level lofts with ceilings up to 5.2 meters high and private entrances. “Balans” offers a club-style living experience with penthouses and terraces up to 150 m². “Classic,” with master bedrooms and spacious layouts, is designed for families.
Step into the neighborhood’s 600-square-meter main lobby. The space combines a reception desk, a bar, and lounge areas. The two-level coworking space is ideal for working on a laptop and holding meetings. Units are available either unfinished or with a designer finish. Choose the “Dark Loft” with graphite walls and a metallic finish, or the “Warm Loft” in coffee-colored tones. Panoramic windows offer views of the building’s own park, spanning over 3,500 m² and featuring pine trees and boulders.
The underground parking garage, with 293 spaces, is equipped with 20 charging stations for electric vehicles. Elevators go directly from the residential floors. The “Sky Garden” is located on the rooftop. Head up there in the evening with a glass of wine and admire the sunset over the Petrogradskaya Side. Security in the complex is ensured by access control systems and video surveillance. Using the mobile app, you can manage services, request guest passes, and pay bills. Gastropubs, fitness studios, and boutiques will open on the ground floors of the complex.
